Describe the issue, the affected room or fixture, when it started and suitable access times. Include your property reference. We review the report and discuss the relevant next steps or contractor appointment.

What to expect
Covers repair reports and maintenance coordination for relevant properties. The form is not an emergency channel. Use your tenancy emergency contact for urgent problems and the appropriate emergency service for immediate danger.
Fulfilment
Enquiries and viewing requests are free. We aim to reply within two working days. Contact hours: Monday–Friday 09:00–18:00; Saturday 10:00–14:00, UK local time, excluding UK bank holidays. Derby and Derbyshire. Office visits and viewings are by appointment; specific property arrangements are confirmed in writing.
